Tento trend je podporov\u00e1n v\u00fdhodami vlastnictv\u00ed oproti pron\u00e1jmu. Od poloviny roku 2022 v\u0161ak pozorujeme pokles atraktivity pron\u00e1jm\u016f. Tento pokles je d\u00e1n n\u00e1r\u016fstem n\u00e1jemn\u00e9ho, m\u00edrnou korekc\u00ed cen nemovitost\u00ed a sn\u00ed\u017een\u00edm \u00farokov\u00fdch sazeb. Vzhledem k aktu\u00e1ln\u00edm cen\u00e1m n\u00e1jm\u016f a byt\u016f se p\u0159i hypote\u010dn\u00ed sazb\u011b 4,5 procenta a ni\u017e\u0161\u00ed vyplat\u00ed p\u0159echod zp\u011bt k vlastn\u00edmu bydlen\u00ed.<\/p>\n<p>S jednou bankou ji\u017e poskytuj\u00edc\u00ed hypot\u00e9ky s touto sazbou a o\u010dek\u00e1van\u00fdm p\u0159ipojov\u00e1n\u00edm dal\u0161\u00edch bank se p\u0159edpokl\u00e1d\u00e1 posun popt\u00e1vky od pron\u00e1jm\u016f sm\u011brem k vlastnick\u00e9mu bydlen\u00ed. Trend n\u00edzk\u00e9 dostupnosti vlastn\u00edho bydlen\u00ed v \u010cesku, zp\u016fsoben\u00fd pomal\u00fdmi \u00fazemn\u00edmi pl\u00e1novac\u00edmi procesy a stavebn\u00edm \u0159\u00edzen\u00edm, se op\u011bt dost\u00e1v\u00e1 do st\u0159edu medi\u00e1ln\u00ed pozornosti.<\/p>\n<p>Z hlediska investor\u016f jsou kl\u00ed\u010dov\u00e9 v\u00fdnosy z n\u00e1jm\u016f, cena financov\u00e1n\u00ed a budouc\u00ed v\u00fdvoj cen nemovitost\u00ed. D\u00edky rychl\u00e9mu r\u016fstu n\u00e1jm\u016f ji\u017e dos\u00e1hly v\u00fdnosy v krajsk\u00fdch m\u011bstech 4,5 procenta ro\u010dn\u011b. \u00darokov\u00e9 sazby hypot\u00e9k klesaj\u00ed pod \u0161est procent. Odhaduje se, \u017ee by mohly klesnout pod 4,5 procenta ke konci roku 2024 a k \u010dty\u0159em procent\u016fm ke konci roku 2025.<\/p>\n<p>P\u0159edpokl\u00e1d\u00e1-li se r\u016fst cen nemovitost\u00ed na \u00farovni inflace (dv\u011b a\u017e t\u0159i procenta ro\u010dn\u011b), mohou se nemovitosti st\u00e1t znovu jedn\u00edm z m\u00e9n\u011b v\u00fdnosn\u00fdch aktiv s n\u00edzk\u00fdm rizikov\u00fdm profilem.
