Od \u010dervna 2022 se \u00farokov\u00e9 sazby dr\u017eely na sv\u00e9 tehdej\u0161\u00ed \u00farovni, co\u017e bylo posledn\u00ed rozhodnut\u00ed b\u00fdval\u00e9ho guvern\u00e9ra Ji\u0159\u00edho Rusnoka. Nyn\u00ed, s novou bankovn\u00ed radou pod veden\u00edm Ale\u0161e Michla se situace m\u016f\u017ee za\u010d\u00edt m\u011bnit. Guvern\u00e9r Michl ned\u00e1vno uvedl: &#8222;Anal\u00fdzou aktu\u00e1ln\u00edch dat, nov\u00fdch progn\u00f3z a nejistot kolem nich budeme rozhodovat. Nemohu v\u00e1m zde p\u0159edem sl\u00edbit konkr\u00e9tn\u00ed opat\u0159en\u00ed, proto\u017ee jsme otev\u0159eni r\u016fzn\u00fdm mo\u017enostem.&#8220;<\/p>\n<p>\u010cesk\u00e1 n\u00e1rodn\u00ed banka m\u00e1 p\u0159ed sebou je\u0161t\u011b dv\u011b m\u011bnov\u00e1 zased\u00e1n\u00ed do konce tohoto roku, kde by mohla reagovat na sou\u010dasnou situaci. Prvn\u00ed z t\u011bchto zased\u00e1n\u00ed je napl\u00e1nov\u00e1no na 2. listopadu, a druh\u00e9 na 21. prosince.<\/p>\n<p>O\u010dek\u00e1v\u00e1n\u00ed prud\u0161\u00edho poklesu \u00farokov\u00fdch sazeb hypote\u010dn\u00edch \u00fav\u011br\u016f v\u0161ak temperuje Jakub Seidler, hlavn\u00ed ekonom \u010cesk\u00e9 bankovn\u00ed asociace. Seidler poznamenal: &#8222;I kdy\u017e o\u010dek\u00e1v\u00e1me sni\u017eov\u00e1n\u00ed \u00farokov\u00fdch sazeb ze strany \u010cesk\u00e9 n\u00e1rodn\u00ed banky v pr\u016fb\u011bhu p\u0159\u00ed\u0161t\u00edho roku, toto sn\u00ed\u017een\u00ed pravd\u011bpodobn\u011b nebude p\u0159\u00edli\u0161 v\u00fdrazn\u00e9. \u00darokov\u00e9 sazby hypot\u00e9k reaguj\u00ed na dlouhodob\u00e9 tr\u017en\u00ed sazby, kter\u00e9 budou podle sou\u010dasn\u00fdch progn\u00f3z jen m\u00edrn\u011b klesat.&#8220;<\/p>\n<p>Mezi bankami ji\u017e prob\u00edh\u00e1 sout\u011b\u017e o nejni\u017e\u0161\u00ed hypote\u010dn\u00ed sazby. Fio banka nab\u00edz\u00ed nejni\u017e\u0161\u00ed sazbu p\u0159i p\u011btilet\u00e9 fixaci (5,18 % ro\u010dn\u011b), Moneta Money Bank s 5,19 % ro\u010dn\u011b t\u011bsn\u011b zaost\u00e1v\u00e1. Moneta se v\u0161ak v\u00fdrazn\u011bji zam\u011b\u0159uje na t\u0159\u00edletou fixaci (5,39 % ro\u010dn\u011b). Pokud m\u00e1te z\u00e1jem o hypot\u00e9ku s jednoletou fixac\u00ed, Fio banka (6,28 % ro\u010dn\u011b) a \u010cSOB (6,29 % ro\u010dn\u011b) jsou nejlep\u0161\u00ed volbou.<\/p>\n<p>Banky provedly v\u00fdznamn\u00e9 sn\u00ed\u017een\u00ed \u00farokov\u00fdch sazeb,hlavn\u011b Moneta, kter\u00e1 sn\u00ed\u017eila \u00farokovou sazbu o 0,65% u t\u0159\u00edlet\u00e9 fixace. Sn\u00ed\u017een\u00ed prob\u011bhlo tak\u00e9 u jednolet\u00e9 a p\u011btilet\u00e9 fixace v Monet\u011b, Raiffeisenbank a \u010cSOB.<\/p>\n<p>Jedinou bankou, kter\u00e1 neprovedla \u00fapravy, je mBank, kter\u00e1 pomalu kv\u016fli cen\u011b sv\u00fdch zdroj\u016f zaznamenala praktick\u00fd exit z hypote\u010dn\u00edho trhu. Unicredit Bank zv\u00fd\u0161ila \u00farokovou sazbu u p\u011btilet\u00e9 fixace o 0,1%, ale jej\u00ed sazby se st\u00e1le pohybuj\u00ed v pr\u016fm\u011bru.<\/p>\n<p>Navzdory v\u0161em krok\u016fm ohledn\u011b z\u00e1kladn\u00ed \u00farokov\u00e9 sazby je z\u0159ejm\u00e9, \u017ee \u00farokov\u00e9 sazby hypot\u00e9k budou nad\u00e1le klesat velmi pomalu. Prudk\u00fd pokles sazeb se nejsp\u00ed\u0161e nepl\u00e1nuje.<\/p>\n<p>N\u00ed\u017ee uv\u00e1d\u00edme aktu\u00e1ln\u00ed \u00farokov\u00e9 sazby n\u011bkter\u00fdch bank poskytuj\u00edc\u00edch hypote\u010dn\u00ed \u00fav\u011bry. R\u00e1di bychom uvedli, \u017ee v\u011bt\u0161ina sazeb je p\u0159es n\u00e1\u0161 port\u00e1l v\u00fdhodn\u011bj\u0161\u00ed, ne\u017e je b\u011b\u017en\u00fd pr\u016fm\u011br.<\/p>\n<p><strong>Air Bank: od 5,49% <\/strong>\u00a0Poskytuje hypote\u010dn\u00ed \u00fav\u011bry s r\u016fzn\u00fdmi fixa\u010dn\u00edmi obdob\u00edmi, a to na 2, 3, 5, 7 a 10 let. \u00darokov\u00e1 sazba u t\u011bchto hypot\u00e9k plat\u00ed pro klienty, kte\u0159\u00ed si p\u016fj\u010duj\u00ed od 1,5 milionu korun do 5 milion\u016f korun.<\/p>\n<p><strong>Creditas: od 5,39% <\/strong>Pokud si chcete vz\u00edt hypote\u010dn\u00ed \u00fav\u011br u Creditas, mus\u00edte m\u00edt nemovitost poji\u0161t\u011bnou. V\u00fdb\u011br poji\u0161\u0165ovny z\u00e1vis\u00ed na v\u00e1s, a spl\u00e1cen\u00ed \u00fav\u011bru mus\u00ed prob\u00edhat z \u00fa\u010dtu Creditas, kter\u00fd nab\u00edz\u00ed vedle z\u00e1kladn\u00edho veden\u00ed tak\u00e9 nejb\u011b\u017en\u011bj\u0161\u00ed slu\u017eby zdarma. Pokud si ne\u017e\u00e1d\u00e1te o povinn\u00e9 poji\u0161t\u011bn\u00ed schopnosti spl\u00e1cet nebo \u017eivotn\u00ed poji\u0161t\u011bn\u00ed, Creditas v\u00e1m to nep\u0159id\u00e1. Sjedn\u00e1n\u00ed hypote\u010dn\u00edho \u00fav\u011bru, zpracov\u00e1n\u00ed a online ocen\u011bn\u00ed nemovitosti jsou poskytov\u00e1ny zdarma.<\/p>\n<p><strong>\u010cesk\u00e1 spo\u0159itelna: od 5,49% <\/strong>\u00darokov\u00e9 sazby \u010cesk\u00e9 spo\u0159itelny zahrnuj\u00ed slevu ve v\u00fd\u0161i 0,5 procentn\u00edho bodu pro klienty, kte\u0159\u00ed spl\u00e1cej\u00ed z aktivn\u00edho Osobn\u00edho \u00fa\u010dtu \u010cS (Osobn\u00ed konto \u010cS). D\u00e1le nab\u00edz\u00ed slevu za sjednan\u00e9 poji\u0161t\u011bn\u00ed schopnosti spl\u00e1cet, a to pro p\u0159\u00edpad smrti, pln\u00e9 invalidity, pracovn\u00ed neschopnosti a ztr\u00e1ty zam\u011bstn\u00e1n\u00ed od P\u010cS. V p\u0159\u00edpad\u011b t\u011bchto podm\u00ednek bude \u00farokov\u00e1 sazba sn\u00ed\u017eena.<\/p>\n<p><strong>\u010cSOB: od 5,59%<\/strong> Hypot\u00e9ky poskytuj\u00ed p\u0159es jejich dce\u0159inou Hypote\u010dn\u00ed banku. Uveden\u00e9 \u00farokov\u00e9 sazby plat\u00ed pro nov\u00e9 hypote\u010dn\u00ed \u00fav\u011bry po dobu prvn\u00edho fixa\u010dn\u00edho obdob\u00ed. V cen\u011b \u00farokov\u00fdch sazeb \u00fa\u010delov\u00fdch \u00fav\u011br\u016f do 90 % hodnoty nemovitosti jsou zahrnuty slevy za sjedn\u00e1n\u00ed \u00fav\u011brov\u00e9ho \u017eivotn\u00edho poji\u0161t\u011bn\u00ed ve v\u00fd\u0161i 100 % v\u00fd\u0161e \u00fav\u011bru nebo poji\u0161t\u011bn\u00ed N\u00e1\u0161 \u017eivot ve v\u00fd\u0161i 100 % v\u00fd\u0161e \u00fav\u011bru od \u010cSOB Poji\u0161\u0165ovny. V p\u0159\u00edpad\u011b nespln\u011bn\u00ed t\u011bchto podm\u00ednek bude \u00farokov\u00e1 sazba zv\u00fd\u0161ena o 0,2 procentn\u00edho bodu. Pro zachov\u00e1n\u00ed uveden\u00e9 \u00farokov\u00e9 sazby je tak\u00e9 pot\u0159eba spl\u00e1cet hypote\u010dn\u00ed \u00fav\u011br inkasem z b\u011b\u017en\u00e9ho \u00fa\u010dtu veden\u00e9ho u \u010cSOB nebo u \u010cSOB Po\u0161tovn\u00ed spo\u0159itelny. Klienti tak\u00e9 mus\u00ed prov\u00e1d\u011bt minim\u00e1ln\u011b 3 platby debetn\u00ed kartou ka\u017ed\u00fd m\u011bs\u00edc a pou\u017e\u00edvat aplikaci \u010cSOB Smart alespo\u0148 jednou za 3 m\u011bs\u00edce. Pokud tyto podm\u00ednky nejsou spln\u011bny, \u00farokov\u00e1 sazba se zv\u00fd\u0161\u00ed o 0,3 procentn\u00edho bodu. Dal\u0161\u00ed slevy jsou k dispozici za p\u0159edlo\u017een\u00ed Pr\u016fkazu energetick\u00e9 n\u00e1ro\u010dnosti financovan\u00e9 nemovitosti ve t\u0159\u00edd\u011b A nebo B. Pokud klient tuto podm\u00ednku nespln\u00ed, \u00farokov\u00e1 sazba se zv\u00fd\u0161\u00ed o 0,1 procentn\u00edho bodu. Klienti mohou tak\u00e9 z\u00edskat slevu za spl\u00e1cen\u00ed ze sv\u00e9ho \u00fa\u010dtu v \u010cSOB. Pokud neprok\u00e1\u017eou tuto podm\u00ednku, \u00farokov\u00e1 sazba se zv\u00fd\u0161\u00ed o 0,1 procentn\u00edho bodu.<\/p>\n<p><strong>Fio banka: od 5,18%<\/strong> Uveden\u00e9 \u00farokov\u00e9 sazby jsou minim\u00e1ln\u00ed, co\u017e znamen\u00e1, \u017ee obsahuj\u00ed nejni\u017e\u0161\u00ed mo\u017enou rizikovou p\u0159ir\u00e1\u017eku. Tyto sazby zohled\u0148uj\u00ed tak\u00e9 v\u0161echny dostupn\u00e9 slevy, pokud klienti koup\u00ed nemovitost a sjednaj\u00ed si poji\u0161t\u011bn\u00ed schopnosti spl\u00e1cet. Sazby se mohou li\u0161it pro hypot\u00e9ky nad 1 milionem korun, a v\u00fdslednou sazbu stanovuje Fio banka, a. s. individu\u00e1ln\u011b pro ka\u017ed\u00fd hypote\u010dn\u00ed \u00fav\u011br na z\u00e1klad\u011b konkr\u00e9tn\u00edch podm\u00ednek.<\/p>\n<p><strong>Komer\u010dn\u00ed banka: od 5,39%<\/strong> Minim\u00e1ln\u00ed \u00farokov\u00e1 sazba se upravuje podle intern\u00edch bankovn\u00edch podm\u00ednek. U hypot\u00e9k s LTV mezi 80 % a 90 % je sazba vy\u0161\u0161\u00ed o 1 procentn\u00ed bod.<\/p>\n<p><strong>mBank: od 6,99%<\/strong> Zv\u00fdhodn\u011bn\u00e1 \u00farokov\u00e1 sazba obsahuje slevu 0,65 % ro\u010dn\u011b. Tato sleva je nab\u00edzena klient\u016fm, kte\u0159\u00ed maj\u00ed jin\u00fd \u00fav\u011brov\u00fd produkt u mBank (nap\u0159. mP\u016fj\u010dka Plus, mP\u016fj\u010dka Pro nebo kreditn\u00ed karta mBank) a neprojevili za posledn\u00edch 6 m\u011bs\u00edc\u016f selh\u00e1n\u00ed p\u0159i spl\u00e1cen\u00ed.<\/p>\n<p><strong>Moneta Money Bank: od 5,19%<\/strong> Pro z\u00edsk\u00e1n\u00ed specifick\u00e9 \u00farokov\u00e9 sazby mus\u00ed b\u00fdt spln\u011bny n\u00e1sleduj\u00edc\u00ed podm\u00ednky: minim\u00e1ln\u00ed m\u011bs\u00ed\u010dn\u00ed obrat na \u00fa\u010dtu Moneta Money Bank 15 000 K\u010d, \u010derp\u00e1n\u00ed \u00fav\u011bru do 3 m\u011bs\u00edc\u016f od podeps\u00e1n\u00ed smlouvy, a ud\u011blen\u00ed individu\u00e1ln\u00ed sazby (n\u00e1sleduj\u00edc\u00ed uveden\u00e9 \u00farokov\u00e9 sazby ji\u017e obsahuj\u00ed slevu 0,2 % ro\u010dn\u011b za voliteln\u00e9 poji\u0161t\u011bn\u00ed od BNP Paribas Cardif Poji\u0161\u0165ovny).<\/p>\n<p><strong>Raiffeisenbank: od 5,39%<\/strong> V \u00farokov\u00e9m cen\u00edku banky je uvedeno, \u017ee \u00farokov\u00e9 sazby pro hypot\u00e9ky pro fyzick\u00e9 osoby jsou stanoveny individu\u00e1ln\u011b.<\/p>\n<p><strong>UniCredit Bank: od 5,29%<\/strong> \u00darokov\u00e9 sazby plat\u00ed p\u0159i uzav\u0159en\u00ed placen\u00e9ho poji\u0161t\u011bn\u00ed schopnosti spl\u00e1cet \u00fav\u011br.
