Podle statistik Hypomonitoru \u010cesk\u00e9 bankovn\u00ed asociace byl \u0159\u00edjen, mimo mimo\u0159\u00e1dn\u00e9ho srpna, nejsiln\u011bj\u0161\u00edm m\u011bs\u00edcem roku a z\u00e1rove\u0148 nejlep\u0161\u00edm od za\u010d\u00e1tku roku 2022.<\/p>\n<p>Objem skute\u010dn\u011b nov\u011b poskytnut\u00fdch hypot\u00e9k bez refinancov\u00e1n\u00ed dos\u00e1hl <strong>21,8 miliardy K\u010d<\/strong>, co\u017e je mezim\u011bs\u00ed\u010dn\u00ed n\u00e1r\u016fst o <strong>10,8 %<\/strong>. Celkov\u00fd po\u010det nov\u00fdch \u00fav\u011br\u016f \u010dinil <strong>5 757<\/strong>, co\u017e je o desetinu v\u00edce ne\u017e v z\u00e1\u0159\u00ed a o <strong>40 % v\u00edce<\/strong> ne\u017e p\u0159ed rokem. Naproti tomu refinancov\u00e1n\u00ed hypot\u00e9k se dr\u017eelo na z\u00e1\u0159ijov\u00e9 \u00farovni <strong>4,6 miliardy K\u010d<\/strong>, co\u017e odpov\u00edd\u00e1 17,3 % celkov\u00e9ho trhu.<\/p>\n<p>\u0158\u00edjen byl dal\u0161\u00edm m\u011bs\u00edcem, kdy se hypote\u010dn\u00ed trh p\u0159ibl\u00ed\u017eil \u00farovn\u00edm z roku 2020. P\u0159esto po\u010det poskytnut\u00fdch \u00fav\u011br\u016f z\u016fst\u00e1v\u00e1 o \u010dtvrtinu ni\u017e\u0161\u00ed. Pr\u016fm\u011brn\u00e1 v\u00fd\u0161e hypot\u00e9ky v \u0159\u00edjnu \u010dinila <strong>3,79 milionu K\u010d<\/strong>, co\u017e je m\u00edrn\u00fd n\u00e1r\u016fst oproti z\u00e1\u0159\u00ed (3,76 milionu K\u010d).<\/p>\n<p><strong>Dopad sazeb a v\u00fdhled trhu<\/strong><\/p>\n<p>R\u016fst hypote\u010dn\u00edch sazeb o 1 % zvy\u0161uje m\u011bs\u00ed\u010dn\u00ed spl\u00e1tku pr\u016fm\u011brn\u00e9 hypot\u00e9ky o 2 000 K\u010d. Nap\u0159\u00edklad spl\u00e1tka hypot\u00e9ky na jeden milion korun se sou\u010dasnou \u00farokovou sazbou \u010din\u00ed p\u0159ibli\u017en\u011b <strong>5 500 K\u010d<\/strong> m\u011bs\u00ed\u010dn\u011b. Pro srovn\u00e1n\u00ed, v letech, kdy byla sazba 2 %, byly m\u011bs\u00ed\u010dn\u00ed spl\u00e1tky pr\u016fm\u011brn\u00e9 hypot\u00e9ky o <strong>6 000 K\u010d ni\u017e\u0161\u00ed<\/strong>.<\/p>\n<p>Podle odborn\u00edk\u016f doch\u00e1z\u00ed k o\u017eiven\u00ed hypote\u010dn\u00edho trhu d\u00edky klesaj\u00edc\u00edm sazb\u00e1m, stabilizaci ekonomiky a odlo\u017een\u00e9 popt\u00e1vce po nemovitostech. P\u0159esto\u017ee sazby reaguj\u00ed na v\u00fdvoj tr\u017en\u00edch podm\u00ednek se zpo\u017ed\u011bn\u00edm, sou\u010dasn\u00fd trend nazna\u010duje mo\u017en\u00e9 zpomalen\u00ed dal\u0161\u00edho poklesu a v n\u011bkter\u00fdch p\u0159\u00edpadech dokonce m\u00edrn\u00fd r\u016fst sazeb.<\/p>\n<p>Podle gener\u00e1ln\u00edho \u0159editele \u010cSOB Hypote\u010dn\u00ed banky Martina Va\u0161ka je trh na dobr\u00e9 cest\u011b k zotaven\u00ed: \u201ePozitivn\u00ed v\u00fdvoj hypote\u010dn\u00edho trhu je d\u016fsledkem p\u0159\u00edzniv\u011bj\u0161\u00edch podm\u00ednek a rostouc\u00ed popt\u00e1vky po nemovitostech.
