Mezi n\u011b pat\u0159\u00ed nejen nutnost p\u0159est\u011bhov\u00e1n\u00ed, rozvod, smrt partnera, \u010di snaha u\u0161et\u0159it na spl\u00e1tk\u00e1ch, ale i zm\u011bny legislativy, kter\u00e9 ovliv\u0148uj\u00ed v\u00fdhodnost takov\u00e9ho kroku. Pro banky bylo doposud nev\u00fdhodn\u00e9, kdy\u017e klienti hypot\u00e9ku p\u0159ed\u010dasn\u011b spl\u00e1celi, av\u0161ak od 1. 9. 2024 se situace radik\u00e1ln\u011b m\u011bn\u00ed.<\/p>\n<p>Hlavn\u00edm d\u016fvodem t\u00e9to zm\u011bny je novela z\u00e1kona o spot\u0159ebitelsk\u00e9m \u00fav\u011bru, kter\u00e1 bank\u00e1m umo\u017e\u0148uje \u00fa\u010dtovat a\u017e 1 % z nesplacen\u00e9 jistiny \u00fav\u011bru jako poplatek za p\u0159ed\u010dasn\u00e9 splacen\u00ed hypot\u00e9ky. Tento poplatek m\u016f\u017ee b\u00fdt kl\u00ed\u010dov\u00fdm faktorem, kter\u00fd ovlivn\u00ed rozhodnut\u00ed klient\u016f, zda p\u0159ed\u010dasn\u011b splatit hypot\u00e9ku \u010di nikoliv.<\/p>\n<p>Nap\u0159\u00edklad, pokud m\u00e1te nesplacenou \u010d\u00e1stku ve v\u00fd\u0161i 3 miliony korun, poplatek za p\u0159ed\u010dasn\u00e9 splacen\u00ed by mohl dos\u00e1hnout a\u017e 30 tis\u00edc korun. Takov\u00e1 \u010d\u00e1stka m\u016f\u017ee b\u00fdt pro mnoh\u00e9 klienty v\u00fdznamn\u00e1 a m\u016f\u017ee ovlivnit jejich finan\u010dn\u00ed pl\u00e1ny a strategie.<\/p>\n<p>Novela rovn\u011b\u017e upravuje situace, kdy lze hypot\u00e9ku splatit p\u0159ed\u010dasn\u011b bez poplatku, nap\u0159. rozvod nebo prodej nemovitosti po 2 letech od koup\u011b. D\u016fle\u017eit\u00e9 je zm\u00ednit, \u017ee nov\u011b bude dohl\u00ed\u017eet \u010cesk\u00e1 n\u00e1rodn\u00ed banka na spr\u00e1vnost v\u00fdpo\u010dtu poplatku za p\u0159ed\u010dasn\u00e9 splacen\u00ed, co\u017e m\u00e1 zajistit v\u011bt\u0161\u00ed transparentnost a f\u00e9rovost pro klienty.<\/p>\n<p>P\u0159ed\u010dasn\u00e9 splacen\u00ed hypot\u00e9ky je tedy velk\u00fdm rozhodnut\u00edm, kter\u00e9 je t\u0159eba d\u016fkladn\u011b promyslet a zv\u00e1\u017eit. Krom\u011b \u00faspory na spl\u00e1tk\u00e1ch je t\u0159eba zv\u00e1\u017eit i dal\u0161\u00ed v\u00fdhody a nev\u00fdhody p\u0159ed\u010dasn\u00e9ho splacen\u00ed hypot\u00e9ky.
